I am a first time home buyer. I was turned down by a financial institution who was offering a $5000 grant to defer closing cost and help with the down payment. The state of Ohio does have a first time home buyer assistant program for participating lenders but only provides for a 2% grant of the purchase price to defer closing cost. The lender who turned me down was not on the State of Ohio's participating lenders list. Who knows about this $5000 grant and what lenders offer it?

Dpa assistance ends Sept. 15. But we can help with 6% in equity and closing cost assistance. Just take 6% of the purchase price and that is what would be used to assit you with the purchase. I am also currently looking for assistance programs however I have discovered that NOIC has assistance programs don't know the guideline I'm meeting with them this week. Also check out HUD website the have links that maybe of assistance to you. P.S. I was working with QuickenLoans (for 3 months) and I am Aafirst time home buyer and did not receive much assistance with closing cost or down payment assisting! So I decided to shop around for a lender.

Bob, I can tell you that FHA is not credit driven, so that is often a plus for people. Ameridream and Genesis Loans are gift-down-payment programs, where the seller provides the down-payment as part of the overall purchase price, etc. I have a lender who can help with this. As of April 1st there are no more 100% financing scenarios, unless using one of these programs or similar. Also, with declining markets, lenders are asking for an extra 5%. It is imperative that you talk with a lender who knows the new stipulations and that you find a realtor who knows which homes fit the necessary criteria. Hope this helps. I am still waiting for my lender to clarify for me further.
